I wish I had a dollar (due to inflation this has risen from a nickel) for every time I have heard “I don’t need to change that… the new buyer will be remodeling anyway”, I would be a very rich woman.  This applies to everything from switch plates, old carpet, old cabinets, old paint, and even building faults which are not up to code.

Now the logic behind this does seem to make some sense. For instance, if the carpeting is really terrible surely the new people will want to rip it out so why should you rip it out?  For a very simple reason, the buyers want their new house to be better then the one they are leaving. Period. The very same people that want to sell their house ‘as is’, become quite fastidious when looking to buy a house.

OK, now lets look at this from the seller’s point of view, as they are the people that we as stagers will assist in getting a quick sale for maximum money.  In order to do this we have to remind our seller of 2 basic truths.  First, buyers rarely want to go into an instant remodel.  They want the overall aspects of this house to be move-in ready even if they are looking to knock out a wall, enlarge a bathroom or upgrade a kitchen.  They don’t want to live in the sink while all this is being done.  Therefore fixes don’t have to be with the most elaborate finishes or expensive materials, but they have to be good enough that a buyer can visualize living there for at least a few months before starting any renovations.

The other major truth that sellers need to understand about buyers is that they can rarely see beyond superficial problems especially if they are house-wide, such as bad flooring, old paint, tacky old hardware, etc.  This implies to a buyer that if the seller is not maintaining these little things what else is falling apart that they can’t see?  It is ironic that a buyer who is also selling their house, will want their new property to be perfect and yet feel that everyone is supposed to just ‘see’ the possibilities in their current home.

Many of the above statements have been said before, but the most critical part of all is knowing how to prioritize. Anyone can make a list of things to do, but the talent comes from knowing which are the best things to do.

The most common problem I see is the lack of a good overall plan resulting in incomplete renovations or property enhancements with the seller having to cough up more money at the last minute when something vital has been overlooked.  Or, even worse… things stay unfinished because the seller just says “enough!”.

I certainly don’t recommend sweeping construction changes when just a few well-placed, well thought-out upgrades will often do the trick.  Sometimes changing the color of a garage door or a few walls in the interior will make a huge difference, sometimes not.  That is why you want a professional with the foresight to know where your money will be best invested to guide you through the process of preparing your property for a fast sale with maximum profit.
