Spring is here and the real estate market is looking good! So let’s make sure you are going to do all the right things so your house will sell fast and for the best price possible. Now, to begin with, most articles will tell you to Stage, and this one is no exception!

Not everyone however will tell you to also have a professional consultant advise you (and be willing to follow their recommendations) on the best and most profitable property enhancements for your house. But it’s vitally important, otherwise you may spend way too much on an unnecessary improvement and completely overlook the small touches that can make all the difference in the world. This may require an investment of time and money, but creating that perfect first impression for potential buyers is more than worth it.

A professional consultant would generally be a Stager, but not all Stagers have the desire or experience to cover this area, so be sure to investigate your Stager to make sure that they both offer this service and have the knowledge to back it up. STAGE for $UCCESS specializes in this service.

It also goes without saying that you will need a great Realtor. Honest, hardworking and someone who really understands Internet Marketing. Approximately 90% of all homebuyers now commonly look for their property on the Web. Because of that you will also need gorgeous pictures of your property, both inside and out. Either your professional Stager or your Realtor, depending upon whom you hire, can supply these professional photos. Remember, it’s all about that first impression!

You will of course need to de-clutter – just about everyone knows that by now!

So, you have the perfect Realtor, have spent the time and money to improve the property, have hired a professional Stager (and have stayed out of their way), which means you now absolutely have the best possible property on the market. Is there anything else you can do that you might not have heard or read about?

Well, my advice is to leave town! Or go to a nearby hotel for the first 2 weeks. There is a very good reason for this – because the first 2 weeks that a property is on the Market are critical. During that time your Realtor will generally put your property on the Brokers’ Tour so that all the local Realtors can preview it for their clients.

There will then be an official Open House for the public that will be advertised and should bring many people through the property in just one afternoon. Following the Open House there is usually a rush from Realtors who saw the property on the Brokers’ Tour and now want to bring their clients through, as well as return visits by people who saw the property at the initial Open House.

The following week there will often be another Open House with its attending flurry of activity. This may also coincide with the time that your Realtor will start accepting offers and dealing with more return visits.

Now, if you are there during this first two weeks you are going to have to keep your house exactly the way the Stager left it. It must look pristine, all the time. Bedding must be perfectly set, bathroom towels unused, the angles of the chairs around the Dining Room Table must be maintained and the kitchen can only smell of cookies!

Trust me, you just never know when that Perfect Buyer will pop in and your house will never have another chance to make that terrific first impression.

So take my advice, don’t put you or your family through those first two critical weeks of selling your property. You will all be a lot happier, better off and, most importantly, have a better chance at that great sale, if you just leave!
