One of the reasons that I named my company Stage for Success is because in order to sell your house quickly and for the most money you need to stage it to be successful. It is surprising to me that even with all of the media attention on staging there are still many realtors and sellers who don’t see the need and just view it as another expense. Personally I like the word investment. An expense does not offer a return on your money necessarily, but a good investment should.

We have all had to get used to a volatile Real Estate market, and just because you bought your house for $1M doesn’t mean you are going to be able to sell it for that. To make sure that you maximize your profit, you have to think like a buyer.

You are living in your home, which is not only your biggest investment but also the most personal. It is filled with your memories, whether you have lived there 2 years or 20, your family is everywhere in this house. Family photos, artwork you purchased on vacation, furniture that you got a great deal on and love, your grandmother’s bedspread that you inherited, your memories are everywhere. But in order for another person to see a place for their memories, yours have to be neutralized.

We create our homes to be a reflection of us, and they are. However, if you want to invite another person in to create their memories in this house your personality and memories must be removed. Otherwise a new buyer won’t see any room for theirs.

Does this mean that you go to an interior designer and have all new fabulous furnishing put in? No. Your new French country design you have now created may not play well with a buyer with a house full of 18th century Victorian. You also cannot just copy a favorite store’s image like Pottery Barn, West Elm and Room and Board. Your potential buyer may have the worst taste you can imagine and would find these selections horrible. This carries on beyond the furniture as well. That lovely mauve color you have painted the living room may not work with a potential buyer’s turquoise couch and he/she may consider repainting expensive and therefore want a reduction in the price. You don’t know what your potential buyer has in their home, so you want as neutral a palette as possible to appeal to as many buyers as possible.

That is where a Professional Stager comes in. They will know what type of furniture and accessories go with the house and its architecture, while still maintaining a neutral environment. They will know the proper scale, the amount, the color, etc. of items to be placed in your house. They will transform your Home into a House that is ready for brand new memories.
