Let me tell you the story of two houses.  Both are about 30 years old. Both have been lived in by older parents and have not been updated.  Both have original lighting, paint, floors and hardware.  Both are definitely of an era of 30 years ago and show it. Both are good, well-built houses with excellent potential.  One has a tremendous view; the other has a gorgeous garden setting with lots of wildlife around.  Both tend to be dark because of how they are set on their lots.  Both have nice front yards and nice entrances, but once you are inside the door they look like old unkempt houses.

Both owners obtained lots of advice about updating the kitchens, repainting the interiors, replacing fixtures and of course Staging (but then to me…this is “all Staging”.) 

The owner of the garden setting house wanted a quick sale.  She didn’t want to take the time or put any extra money into the property.  She thought that since she could see the house’s “good bones” and potential, anyone could. Not only did she not heed any of the original advice, she didn’t see the necessity for even the most minimal consultation covering the rearranging of the highly mismatched furniture and some very needed clutter control.  This house, by the way, has a more up market address so ideally it should have everything going for it.

The owner of the tremendous view house also wanted a quick sale.  This property was not quite as stylish in its structure and its neighborhood was not as lush. So the owners decided that they needed to make their property look as good as possible albeit on a limited budget.  They were unwilling to risk whether or not a buyer would see their house’s potential. In a consultation with the stager they were able to determine how best to spend their limited budget for the maximum impact. Ultimately, they staged it and as part of the staging they chose to follow the advice as to paint, fixtures, faucets and hardware given to them by their ”most excellent” stager. 

Needless to say or I wouldn’t be writing this story, the staged property sold in 10 days and in fact the un-staged property remains on the market after 3 months.  Both have hardworking REALTORS® with decades of experience who represent excellent companies and know how to price houses.  Obviously the staged property when you open the front door didn’t scream 30 years ago.  You could smell the fresh paint and see the modern fixtures and new hardware.  Also, because the property was staged, you could easily determine the usage of rooms, imagine any of their multipurpose capabilities, all while keeping the furniture and accessories neutral enough in style to appeal to the maximum number of potential buyers. 

So, who saved money? Who sold quickly?  Obviously it has been shown over and over again that you have to make your house desirable in order for it to sell.  Buyers don’t want to trade their old tired house for yours.  Some buyers will understand about potential and “bones”, but most will not. The moral of the story is that you don’t have to spend a lot to make a big impression but if you don’t spend anything that may be exactly what you get.
