This is a subject that isn’t often discussed and it should be. There are many articles about the Why and How of Staging, and certainly most agree that, if the listing price is right, Staging is the finest, fastest way to sell your property. But little has been written on the actual Staging Process as well as how to best Show the newly Staged House.

First of all whether you are the Realtor or the Owner please understand that your Stager will need total concentration in order to give you the best result.  Therefore the Stager needs to be alone or just have their staff on site while planning and executing the Staging. Any visits, questions and/or other workmen around will negatively impact the process and possibly throw it off schedule.

After the staging is complete, don’t start re-decorating…or adding ‘little touches’. After all, you did hire a Professional to do the job, so understand that there are reasons why a chair or table is in a certain position or why there are or are not flowers on a table or rugs where you think they should be.  Most Stagers are happy to discuss these things after a Staging (if they don’t provide you with satisfactory answers to your questions then perhaps you don’t have the right Stager).   Please be warned, if you start arbitrarily moving things around you will most likely negatively impact the benefits of the Staging you just paid for!

Furniture in a staged home is often delicate and in many cases there are faux beds being used.  So, it makes sense to keep potential clients off the furniture.  The same goes for bathroom towels and accessories.  These are on display like they would be in Macy’s and are not to be used.  If you really want to provide a towel then keep it out of sight – under the sink or in a drawer and, if the bathroom is used, let it be known where that towel is so the display towels are kept pristine.

Just like you should leave the doors to all rooms open, you need to make sure the doors to all closets are wide open. A partially opened door can block part of the room making it appear smaller and can obscure the Staging of that room.

Of course it also goes without saying that you need to check for toilet seats being left up, waste paper baskets left out, paper towels on the sink etc.

In summary, a Stager is a Professional just like any other. When you hire someone to paint your property, you don’t repaint it yourself, or if you have an electrician rewire your home, you don’t start re-arranging the fuses! 

You have made a smart investment to Stage your property in order to get a fast sale for top dollar, so don’t ‘Buy Back’ your investment by trying to second-guess the Professional Stager you have hired. If you do have questions, ask your Stager once the project is completed. They should be more than happy to discuss their Staging philosophy and answer any questions you might have.
